The proposed development on erf 8010, Plettenberg Bay 

HilLand Environmental, independent Environmental Assessment Practitioners (EAPs), have been appointed by Ballywood Properties 1 (Pty) Ltd, to ensure compliance with the National Environmental Management Act (NEMA, No. 107 of 1998, as amended) and Environmental Impact Assessment Regulations (2014, as amended). The proposal entails a residential and business development on erf 8010, Plettenberg Bay.

The development will consist of the following:

• 120 x General Residential Zone I (Group housing erven);
• 2 x General Residential Zone II (Apartment/flats erven);
• 1 x Business Zone I (Business premises/mixed use);
• 13 x Open Space Zone II (private open space);
• 18 x Open Space Zone III (eco-holdings);
• 1 x Transport Zone II (public street)
• 9 x Transport Zone III (private streets)
• 1 x Garden servitude area on Open Space II.

1. Notice is hereby given in terms of the National Environmental Act (NEMA) and NEMA: Environmental Impact Assessment Regulations for the public participation process in terms of Regulation 41. In terms of Regulations 3(4) & 40 of the NEMA EIA Regulations (2014, as amended) to notify you of the availability of the Notice of Intent (NOI) serving as a background information document and associated appendices for its 30-day commenting period (13 April – 15 May 2026).
2. Notice is furthermore given in terms of the National Water Act (NWA, Act 36 of 1998) of the intent to submit the above proposal (WULA: WU38494) for authorisation to the Department of Water and Sanitation. The WULA reports will be available for a 60-day commenting period (13 April – 16 June 2026).

Please note that any comment on the NEMA process or the WULA process will be used as part of the public participation for BOTH processes.  Please note all information will form part of the public record in terms of POPIA.
