Sawmill Village, Erf 25543, George


HilLand Environmental, independent Environmental Assessment Practitioners (EAP), have been appointed by the applicant, Magnolia Ridge 77 (Pty) Ltd, represented by Mr Arno de Vos, to ensure compliance with the regulations contained in the National Environmental Management Act (NEMA, No 107 of 1998) and the Environmental Impact Assessment Regulations, 2014 (as amended) for the proposed residential development of the Sawmill Village on Erf 25543, George.

The development previously received Environmental Authorisation (2012-11-09, reference – EG12/2/4/1-D2/11-0059/11), however, was inadvertently allowed to lapse. The planning approval in terms of the George Municipality Land Use Planning By-law remains in place for Erf 25543. The proposal to construct residential development of the Sawmill Village on Erf 25543 with a slight modification to the previous approval granted in 2012. The proposal entails the development of various residential accommodation units to allow for densification within the urban edge of George. Approximately 168 units are proposed for Erf 25543 which will consist of the following:

 The remainder of the property will be private open space areas, the development of internal roads, additional structures (gatehouse, garages, driveways, parking bays and a refuge yard) and civil infrastructure (water, sanitation and electricity). As such, the proposal will require the transformation of the entire property which is approximately 6.4 ha in extent. Please refer to the attached preferred site development plan.

In terms of Regulation 3 (4) and 40 of NEMA: EIA Regulations (2014, as amended) you are hereby advised that you have 30-days from the 9th of July 2020 to submit any comments. Please provide us with your comments / concerns relating to the proposed activity during the timeframe (09 July 2020 – 11 August 2020) in written format via fax or email. Please note that you need to declare your interest in the above matter.
